Yon Rèv Modernis Kreyati Ki Flote Sou Tompkins Square Park.
Deziyen pa achitèk Joel Sanders e ki parèt nan plizyè piblikasyon, loft reimajine sa a andedan House Christodora a plis pase yon kay - se yon ikòn modernis ki ofri yon konbinezon vrèman ra nan konfò, stil ki dire, ak yon fenèt sou vibrans vil la. Flote sou Tompkins Square Park, rezidans lan okipe yon espas liminal ra kote estrikti ak peyizaj fonn ansanm. Atravè fenèt orijinal ki gen ankadre asye, pak la ak skylin lan vin yon miral vivan, pandan limyè ak volim yo trete kòm materyèl prensipal nan achitèk la li menm.
Orijinalman de apatman, espas la te rekanpe nan yon anviwònman sèl, koule ak planch an bwa blanchi ak yon palèt monochromatik ki restrenn. Zòn vivan an prezante otaj liksye entegre nan travay bwa ki optimize vi ak espas la. Chak eleman sèvi konpozisyon an, kreye yon atmosfè trankil, imèsif kote achitèk la deplase an koncer ak limyè ki chanje pandan jounen an.
Kwizin lan bayo tou de biwo ak fonksyonèl, ak aparèy Miele kache, ti ransè frijidè entegre ak frijidè diven, kabinèt vè nwa ki konjele, ak yon zile flotan jeyometrik ki konekte sèvis ak desen. Nan zòn dòmi yo, kabann flotan ak ti tab nuit yo atèman entegre nan achitèk la, kreye yon suite modernis. Gwan kay kout-up disparèt dèyè pòt pòch, kreye tranzisyon san pwoblèm ant espas piblik ak prive.
Konstrui an 1928 e pita kay figi kiltirèl tankou Iggy Pop, Julia Stiles, ak Vincent D'Onofrio, Christodora a kanpe kòm yon atifak vivan nan eritaj kreyatif sant vil la - yon emblema ki dire nan transfòmasyon, atizay, ak pèmanans trankil.

A Dreamy Modernist Aerie Floating Above Tompkins Square Park.
Designed by architect Joel Sanders and featured in numerous publications, this reimagined loft inside the Christodora House is more than a home- it's a modernist icon offering a truly rare combination of comfort, enduring style, and a window to the vibrancy of the city. Floating above Tompkins Square Park, the residence occupies a rare liminal space where structure and landscape dissolve into one another. Through original steel-framed windows, the park and skyline become a living mural, while light and volume are treated as primary materials in the architecture itself.
Originally two apartments, the space has been reconstructed into a singular, flowing environment with white-washed hardwood floors and a restrained, monochromatic palette. The living area features luxurious seating integrated into the custom millwork that optimizes the views and space. Every element serves the composition, creating a quiet, immersive atmosphere where architecture moves in concert with the day's shifting light.
The kitchen is both sculptural and functional, with hidden Miele appliances, integrated refrigerator drawers and wine fridge, frosted black glass cabinetry, and a geometric floating island that bridges service and design. In the sleeping quarters, the floating bed and nightstands are seamlessly integrated into the architecture, creating a modernist suite. Bespoke closets vanish behind pocket doors, creating seamless transitions between public and private space. The bathroom continues the modernist dialogue with matte black stone, a deep Japanese soaking tub, and a frosted glass partition.
Throughout the loft, central air, radiant heat, a Sonos-powered Bowers & Wilkins sound system, and a custom Lutron lighting system-powered by the same LED technology as the Empire State Building's spire-allow the vibe to shift with your mood.
This serene loft sits just above the lush treeline of the recently restored and replanted Tompkins Square Park. The colors of the park's four seasons tangibly fill the space through the large windows, providing a respite from the surrounding city. Tompkins Square features a storied dog park; newly replanted meadows; winding paths and benches; some of the oldest and most beautiful trees in Manhattan; and frequent concerts and events.
Christodora House offers residents full-service amenities including a 24-hour doorman, elevator, private storage (as available), laundry on each floor, and newly renovated common spaces. The Christodora House remains one of downtown's most storied buildings, with some of the city's most acclaimed restaurants, venues, bars, shops, and clubs just outside its doors.
Built in 1928 and later home to cultural figures like Iggy Pop, Julia Stiles, and Vincent D'Onofrio, the Christodora stands as a living artifact of downtown's creative legacy-an enduring emblem of transformation, artistry, and quiet permanence.
